Why where you live matters less than you think
Lenders are national. Their criteria do not change between Newcastle and Norwich, and almost none of them require a face-to-face meeting. What varies by location is the property market, not the lending — so the useful local knowledge is about prices and property types, and the useful adviser knowledge is about which lender fits your income and credit history. Those are different things, and only the second one needs an expert.
Where a local adviser genuinely helps

Buying in Scotland or Northern Ireland
The mortgage works the same way, but the purchase process does not. Scotland uses a different legal system in which an accepted offer becomes binding far earlier than in England and Wales, and surveys are usually carried out by the seller in the form of a Home Report. Northern Ireland has its own conveyancing conventions and, on the latest figures, was the fastest-rising part of the UK at 9.2% a year. Both are entirely workable — they just need an adviser who will not assume the English process.

Do I need to be near Stockport to use you?
No. We are based in Stockport and have detailed local pages for Greater Manchester, but we introduce clients across the whole of the UK. Advice is given by phone and video, so your location makes no practical difference.
Can I still meet an adviser in person?
If you are local to Stockport, that can usually be arranged. Elsewhere in the UK the conversation happens by phone or video, which most people find quicker anyway — no travel and easier to fit around work.
